For the building

A 1925 estate that sat empty for years is booked for weekends.

The firm bought a landmark 1925 estate that had been abandoned, spent nine months on the restoration alongside historical experts and skilled craftsmen, and runs it today as one of Central Florida's most sought after venues for weddings, events, historic tours and overnight stays. The same sequence runs through the rest of the portfolio: buy the building, improve it, then put something in it that works. Islamont owns and operates its own restaurant group inside its own buildings, so it has been its own tenant, and it knows what a building costs to run before it asks anyone else to pay for it.

For the block

Working businesses, in buildings that were not working.

The industrial and flex portfolio sits on the west side of downtown Orlando, in an urban core where the alternative to an improved building is usually a vacant one. The tenants are working businesses, and they lease from the people who own the building and answer the phone rather than from an asset manager three states away. The firm holds for the long term, which means the roof, the yard and the power service get done for the building's next fifteen years instead of for a sale next spring.

Our capital goes in first, and it stays in.

Islamont has been self funded since 2011. The principals' own money takes first position in every deal, with lenders and a select circle of limited partners invited in beside it on projects of scale. Partners own real assets in real places, with direct access to the people running the buildings and the same time horizon as the owners. There is no fund, no outside sponsor, and no committee standing between the opportunity and the answer.

PALMA is designed as Nexton's gathering place: a two storey office building, a food hall with a curated collection of vendors and self pour taps, an event venue for the region's weddings and corporate calendar, and retail at the corner, all arranged around the water. Islamont owns the land, is delivering the project, and will operate the hall and the venue itself.
