Islamont finances its portfolio through relationships built over more than a decade and, on projects of scale, invites a small number of limited partners to invest alongside the principals. Quarterly reporting, direct access to the people operating the buildings, and the same time horizon as the owners.

The principals' equity is in first position in every deal. That does not change when a partner comes in.

Islamont has been self funded since 2011. There is no fund, no outside sponsor, and no committee standing between the opportunity and the answer.

Three sets of people have to do well.

The community the building stands in, the tenant inside it, and the partner who invested in it.

  • For the communitiesThe portfolio sits in urban corridors where the alternative to an improved building is usually a vacant one. The firm holds for the long term, so the roof, the yard and the power service get done for the building's next fifteen years instead of for a sale next spring.
  • For the tenantsThe tenants are working businesses, and they lease from the people who own the building and answer the phone rather than from an asset manager three states away. Islamont owns and operates its own restaurant group inside its own buildings, so it has been its own tenant.
  • For the partnersPartners own real assets in real places, with direct access to the people running the buildings and the same time horizon as the owners. The principals' own money takes first position, and it stays in.
